The Den Bosch city council, the BrabantWonen housing corporation and Heijmans have signed an agreement under which Heijmans will take over the development and realisation of the Willemspoort Zuid project in Den Bosch. The project involves around 500 homes and 2,100 m² of commercial and healthcare-related space with a total volume of around € 175 million.
Good mix of homes
After the earlier realisation of Willemspoort Noord, it is now the turn of Willemspoort Zuid, which will include a good mix of homes, ranging from social housing to expensive homes for both young and old. The collaborating parties, including the adjacent Jeroen Bosch Hospital, have now taken a follow-up step in the development of this project, in which Heijmans will take the lead. The programme also ties in with the ambitions of the government regarding the construction of more affordable (social) rental and owner-occupied homes, in line with the housing policy of the Minister of Housing and Spatial Planning.
Lots of attention for greenery
Phase 1 consists of approximately 350 homes, of which 176 social rental homes will be acquired by BrabantWonen and 47 by an institutional investor. In addition, approximately 130 homes will be developed for the owner-occupier sector. Phase 2 will comprise approximately 150 homes, around 80 of which will be mid-rental segment homes for BrabantWonen. The area is located near the Jeroen Bosch Hospital, south of the Randweg and Willemspoort Noord with the De Gement nature reserve to the south. The project will devote a great of attention to green areas and will include a connection with the nature reserve, which borders directly on this special location. In the plan, the homes are grouped around three green courtyards, with a communal garden for all residents.
Construction to starts at the end of 2023
The permit application will be submitted in mid-September 2022. Construction is scheduled to start at the end of 2023 and the completion of Willemspoort Zuid (phase 1) is scheduled for the end of 2025. The development of phase 2 is currently in preparation.
